There is a big, untapped benefit out there for operators who own rather than rent their building.

 

If you own, most likely your capital investment is sitting on your balance sheet like a big block of ice, giving you back a little bit of value every year, drip by drip.  It takes 39 long years to get it all back, and by that time its value has been reduced a lot by inflation and opportunity costs.  Cost Segregation Studies change all that.  They are like an IRS approved ice pick that chops that big block of ice up into a lot of small pieces that melt a lot faster, giving you your capital investment back in bigger 5, 7 and 15-year chunks.  For example, an owner who has $500,000 in his building and equipment can get an extra $40,000 back in the first year.

We have heard owners speculate over and over again about how much their business is worth and how much they will get for it when they sell out or use it as collateral to grow.  Most of them, however, have no real idea how much it's really worth to a buyer or a bank that will loan money on it as collateral.

 

Without that real and objective value, owners often build up an unrealistic idea of the value of the business and then are disappointed when it doesn’t pan out.  This problem can be avoided by doing an objective valuation of the business to find out what someone would pay for it or what value it has as collateral.  Not only that, a good valuation will also tell owners what they have to do to improve the value and maximize the benefit they will get in a sale, merger or acquisition.
